Reverse mortgages are loans that allow seniors to take equity out of their homes to help pay for living expenses or other costs

Executive Summary Reverse mortgages are loans that allow seniors to take equity out of their homes to help pay for living expenses or other costs. As the equity in their home decreases, the amount of the loan increases. Unlike a traditional mortgage, seniors do not make monthly payments. The loan becomes due when the borrower dies, moves out of the house, or fails to maintain the property and pay homeowner’s insurance and property taxes. This type of loan is almost always insured by the Federal Housing Administration. As financial pressures on seniors have increased, the numbers of reverse mortgages have grown, and so have the opportunities for unscrupulous lenders to take advantage of seniors. These loans are complex, expensive, and drain equity from the property, leaving seniors with very few options later in life. One out of every ten reverse mortgage is in default and could face foreclosure. Reverse mortgages are expensive. After ten years, interest and ongoing fees on a lump ...

Become a Certified Reverse Mortgage Professional

Image
Become a Certified Reverse Mortgage Professional Welcome to the Certified Reverse Mortgage Professional (CRMP) web page. One of our goals as an industry trade association is telling consumers with confidence, you can depend on a NRMLA member. Saying it is one thing; proving it is another. That is why NRMLA created the Certified Reverse Mortgage Professional (CRMP) designation. In every industry, there are individuals who strive to excel. They often do so by earning a credential that distinguishes them as being among the most knowledgeable, the most competent and the most ethical and professional. They make a considerable investment in both time and personal income because they believe in themselves, they believe in the customers they serve, and they believe in the service or product they offer. They want to distinguish themselves from the pack. While hundreds of NRMLA members have accumulated continuing education credits, only 106 individuals have had the CRMP bestow...

The OCC provides guidance and resources for national banks engaged in financial market activities

Financial Markets Financial Markets include any place or system that provides buyers and sellers the means to trade financial instruments, including bonds, equities, the various international currencies, and derivatives. Financial markets facilitate the interaction between those who need capital with those who have capital to invest. In addition to making it possible to raise capital, financial markets allow participants to transfer risk (generally through derivatives) and promote commerce. Although regulations and best practices guide financial market transactions, these transactions entail a certain degree of risk. The OCC provides guidance and resources for national banks engaged in financial market activities. Retail credit encompasses a wide range of consumer credit products and services offered by national banks. This topic also covers issues related to retail credit offerings. Reverse Mortgage Requirements

Image
Reverse Mortgage Requirements Any and all homeowners on title must be at least 62 years of age. You must live in the home as your primary residence. Paying for homeowner’s insurance. Paying any real estate taxes. Remaining current on home maintenance. Reverse mortgages are unique in that they do not require income or credit requirements to obtain. It is recognized that they are used often to supplement income and better people’s financial situations which is why they do not have stringent requirements like so many other mortgage products. The only requirements necessary for obtaining a reverse mortgage are: After obtaining the reverse mortgage, you still own your home. That being said, you are still responsible for the things you were responsible for before the reverse mortgage. These things include: With a traditional mortgage, many people escrow their property taxes and homeowner’s insurance with their mortgage payment. Because a reverse mortgage do...

Are you considering FHA-insured loans for buying your next home,

The Federal Housing Administration (FHA) pre-approves lenders that in turn offer mortgage loans that typically have low down payments, low closeout prices, and are insured by the FHA in case of default. If you are considering FHA-insured loans for buying your next home , there are some basic guidelines you should consider before jumping right in: #1. First off, the FHA is NOT a lender itself–it simply insures loans that are given through lenders it approves to provide FHA-type loans; mortgage rates and interest may differ between lenders, so shop around for the best option #2. While these loans are ideal for people with bad credit, people with credit scores lower than 500 are typically not eligible; however, special arrangements can be made for people with “ non-traditional credit history or insufficient credit ” and each state has its own lending limits #3. FHA insurance can provide people who are facing extreme financial hardship and str...

There are four ways to fix your credit, and here they are, from worst to best:

There are four ways to fix your credit, and here they are, from worst to best: Worst: Credit Repair Services ! It's tempting to simply pay a company to "do the work for you," but all credit repair services (that includes law firms) have two dirty little secrets they don't want you to know. First, because they charge monthly for their service, they make more money--up to $2,000-- if they deliberately drag out the process, which is why they often take two or three years. Second, you actually wind up doing MORE work than if you did it yourself. In addition to dozens of forms, the credit repair service requires YOU to personally choose which items to dispute, how to dispute them, and you have to constantly send them information that the credit bureaus send you. Better: Follow Instructions From The Credit Bureaus. This is like the wolf instructing the sheep. The credit bureaus are NOT your friends. This approach costs nothing, but you get what yo...

NREP 8 Year Anniversary Today As you know we decided to take a little break for the 4th of July holiday. I (Frank) did however want to make mention that today marks the 8 year anniversary of our show. I started this whole mess with one little video done for my loan officers on July 2, 2007. 2007 was a tough year and all my guys were struggling to make it. I stumbled on video and made one to try and motivate them to do the things that are proven to work no matter what the market says. After I sent it out, I knew I was on to something and I continued to do it every day since then. You can see that first video below. It may be the dumbest thing you’ve ever watched. I won’t get into the details of our journey, but I will remind you that you can click on “Our History” above to get a snap shot of how this all came together. But I would like to say a couple things. Our journey hasn’t been all ...

And it will not be anywhere near a "too close to call election." In fact, according to Chishti, "one of the candid...
